Centurion Accommodation REIT's key objectives are to provide Unitholders with regular and stable distributions and to achieve long-term growth in Distribution per Unit and net asset value per Unit, while maintaining an appropriate capital structure.

The Manager will seek to achieve the objectives through the following strategies:

Acquisition growth strategy

The Manager will seek to achieve portfolio growth through the acquisition of quality income-producing real estate assets which are used primarily for PBWA purposes, PBSA purposes or other accommodation purposes. The Manager will adopt a rigorous selection process to ensure that investments can provide attractive and stable cash flows and yields and enhance future earnings, capital growth, and returns to Unitholders.

Proactive asset management and organic growth strategy

The Manager will proactively manage Centurion Accommodation REIT's property portfolio, with the objective of driving growth, creating value and maintaining optimal occupancy levels. The Manager will also look to enhance value and maintain the competitive position of the Properties through active leasing, asset enhancement and strengthening relationships with current and potential tenants.

Prudent capital and risk management strategy

The Manager will endeavour to maintain a strong and robust balance sheet by prudently employing an appropriate mix of debt and equity in financing acquisitions and asset enhancements and securing diversified funding sources. The Manager will also seek to adopt financing strategies where appropriate, to manage interest rate volatility and foreign exchange exposure.
